Completed in the Fall of 2002 is this 10 story, mixed-use project in Kansas City, Missouri. This project took the former Dwight and Burnap Office buildings and converted them to 118 upscale residential apartments plus 25,000 square foot of ground floor, first class office commercial space.

This 10 story, high rise structure was upgraded to meet modern building codes as well as totally new electrical, plumbing, heating & air conditioning, high rise compliant fire alarms and life safety systems including a totally new fire sprinkler system.

Because this was the first significant high rise conversion of an office building to mixed-use in Kansas City, the project team created a working relationship with the City to streamline the process and receive quick responses to the options available.

Rau Construction joined the design & construction team early in the project and provided budgeting starting with the conceptual design and layout. Prior to the start of construction we had provided 5 complete budget analyses, one for each design phase as well as countless contractibility reviews

Library Lofts East presented several unique challenges, to convert an existing office building in to a new mixed-use project while maintaining the building's historic character with the construction techniques and materials required by the US Department of Interior so the project qualified for historic tax credits. With the team approach this project was delivered ahead of schedule and the budget.
